RE: direct mail- I'm a big proponent of it. I get most of my deals off listed properties the same way you do- lots of low cash offers. I've started focusing more and more on direct mail though over last 2 years. Did 8 deals from direct mail last year and 3 so far this year with 2 more supposed to close this month.

I mainly do a version of the 'yellow letter'. No real trick I've found with it beyond having enough volume where you'll get something from it. I did 4,000 letters/mo last year and this year bumped to 6,000 letters/mo.

I am trying to create a list of absentee owners with at least 50% equity. I've encompassed 3 area codes which is a pretty big area and have only come up with 400 addresses. However, when I add owner occupied with the same parameters it jumps to 4000+.

Has anyone here has good success marketing to owner occupied properties?

How do you guys set up seller financing on a flip? Im mostly interested in the contractual agreement. Do you have a lawyer draft something up? Each case will no doubt be different with the terms. I want to make sure I protect myself before investing in the rehab.

I've been flipping houses for 2 years now but still can't really walk into a home and know right away how much it will cost to fix. My past deals have all been mls so i've brought contractors in for quotes. I am ramping up a marketing campaign and I will be visiting home owners directly. Sometimes decisions have to be made quickly. Do you guys eyeball it and put a number on it or ask the home owner if you can get your contractor in there? Just curious how all you out there are doing this.
