That is why the blunt instrument approach of the 50% rule of thumb is inaccurate, overused, and misleading to many. It is fine as a screening mechanism, but you want to speak with local property managers or other experts to find out how the building will actually operate. The economic vacancy (skips, lates, etc.) may be much higher than you expect. The locals may be prone to tearing your building apart too and thus your expenses may be much higher than you think in C or D-type neighborhoods.

Be careful with using the rule of thumb as the end-all-be-all that it is hyped up to be on the forums.

Go to IREM.org search for ARM certified property managers. Call 5 ask them what sides of the city they like/dislike and why. Ask what they see them selling for and what expenses are by category. Ask if they know anything coming up for sale.

Worcester is good for student housing rents can be 2-4 times more. Each street is different remember look for a neighborhood not a street.

You might consider south of Boston prices are better and it is closer.

There are REIA club meetings in Rockland and Taunton.

nice to see some fellow MA residents on BP. I'm also looking to jump into multis but agree that the numbers just don't work in the nicer towns. I'm also considering going to a less desirable area but have my reservations.

the more cash you put down the better the numbers look. Do you guys always figure 20% or whatever your comfortable with?

I understand that but if your rehabbing the property then you won't have as many expenses as you would if the property was t in great condition . Just a little confusesd on how to see if the deal is worth it.

say if a multi needs to be rehabbed in order for it to be livable. Say it needs 60-80k in work. Say the asking price is 375,000.00. Do you apply the 50% rule to the 375k? Or the purchase price plus the rehab?
