my contractor has asked for a few checks to be written in his name instead of the company. Are there any ramifications to doing this on my end?

it states I have to put up 10k per lot. Then close in 30 days. I do have a builder lined up. Well they require proof of funds I wonder?

There is an auction coming up for 4 pieces of land (buildable lots). I am looking to wholesale the deal. Secure it during the bidding process then assign it to a builder friend of mine. This isn't a typical wholesale deal and I don't know all the rules and regulations when it comes to auctions. Any advice on what may potentially happen or what to look out for would be greatly appreciated.

Heres the deal. I got a 3 family that already has condo docs in place. All 3 units are immaculate! All the buyer has to do is close and relist right away. No rehab! The multi is going for 649,000.00 to him. He will then turn around and sell 2 units for 289k conservative and one unit for 259k. Total profit after holding costs would be 130,000.00 and I believe he can turn this around in 2-3 months.

Do you think 20,000.00 for my fee is reasonable? Or is that too much?

Do I need a csl license to get a building permit for my own flips in MA? I'd like to manage the construction on my next flip and not sure what's required.

MA is not a landlord friendly state if you are investing in rentals. Everything protects renter.
