@Gus Kazek I would split test send some handwritten some typed and see which does better. Also factor in the time it takes for each. If handwritten letter performs better but only by a bit then professional (typed) letters might be the best return for your time.

Post: physical address or mailing address for direct mail?

@Justin A. I would still mail to the PO box. There are many reasons to use a PO box and even if it isnt checked daily they will still get your mail eventually. If you have a mail piece that grabs their attention and fulfills their need then they will pick up the phone.

Hey @Justin A. Ideally you want to mail to the mailing address. Typically the physical address is the property you are asking about buying and the mailing address is where your prospect is currently living sometimes they are one in the same. I would recommend sending the mail to the "mailing address" but referencing the "property address" within the letter if possible. Let me know if you have any other questions.

@Anthony Aiello that typically depends on quantity. The more you mail the cheaper the cost is per mailer (For letters and postcards alike). Postcards are typically cheaper than letters, but letters tend to get more responses. If you want more details feel free to reach out.

Cheers :)

Post: Building a Mailing List

@Aaron Winters Yeah so like you mentioned the "tipping point" is different for each individual, but I would say when you have a quality list of a couple hundred then it is time to outsource.

The points you mention above that outlines "work needed" is pretty accurate but keep in mind that some of those are one and done components so just do it and check it off your list. For example determining the frequency (once every 4 weeks is my recommendation) done. Creating a template or even a few is a one time task with maybe tweaks along the way... check.

And then things like tracking, and data entry are components that you will need to do regardless of if you outsource or not. So when you take away those the only thing you really have to consider is if it is worth your time to print/stuff and stock your inventory. And that is totally up to you. Hope this helps :)

@Aaron Winters Honestly I think it might just be better for you to send letters out yourself. You can craft a nice letter and print and send really quickly and that will most likely be the most efficient/cost effective tactic until your list is larger. There comes a tipping point when it makes sense to outsource but if your leads are trickling in it would be beneficial to do it your self and strike while the iron is hot as they say.
