@Kenneth McCuistion sounds like you are taking the right steps. Just make sure you are able to maintain following up with these people and have some sort of tracking system in place (even if that is just an excel doc for the moment).

@Kenneth McCuistion It is ideal if you can answer calls live but if that is not possible and you are just starting off I would make a really friendly voice mail message saying that you return all calls and ask that they leave their name number and property address and you will get back to them as soon as you possible (and then make sure that you are doing follow ups daily when you are off your day job) maybe time block from 5-7 for those calls/appointments.

As for the direct mail you can always outsource it if it is too much to do in house. Do you have a list already? If so how many people are on it?

@Brenden Mitchum If possible it is best to include the individual property address within the letter. It makes it more specific and not just a blanket message. Once you have them on the phone if they say they are not interested in selling you can always open up the convo and say "do you have any other properties you are looking to sell, or know anyone who might be selling? Also sometime people call and say hey im not selling 123 main street by I am selling 456 north street.

@Catalin B. Have you done any of these together? One play could be to send a direct mail letter and follow that letter up with an RVM. You can say something like "Hey this is _______, I sent you a letter a few days ago and wanted to make sure you received it. Please give me a call back at xxx-xxx-xxxx. This helps people draw a connection between your different marketing tactics.

@Brian Phillips I agree with @Taylor L., send to the owner address and make it as personal as possible. If the mailer bounces back to you try the taxes address.

@Michelle Bulich I would say both. Keep it as concise as possible, but also show how you can add value. I would keep the into of you short. People are normally more interested in how you can help them rather than who you are specifically. Use the letter to plant the seed and once they call you can elaborate on how to make it happen. @Corey Rippeto I agree with what has been posted above "Do all of the above: just call as many contacts as you can find, email them, door knock. If you need to skip trace to find  more alternative people to reach out to do that. If you have no luck with that, I would also write up a letter and send letters as well. Keep it really short and sweet just showing how you can add value to them.
