Does anyone know in my area of Cleveland/Chattanooga TN, that goes to REIA clubs around the area know any reputable Attorneys that are investor friendly that can go through a wholesale contract or any contract with the type of clauses that will protect all parties involved? I would rather spend the money to be safer than sorry with a bogus contract.

@Brandon Sturgill would it be possible if I can maybe get a copy of your wholesaling contract?

Thank you so much Abhi. That is exactly what I needed to hear. I will do that. I will definitely keep in touch with you if I have anymore questions. I see you only live 2 hours from me. Thanks again.

Just curious. For Wholesaling do I need or should I get my sellers license? As far as getting an LLC do I need it or no, is it optional? Just need some feedback on this?

I wanted to know before I start doing the wholesaling thing. Do I first need to get a sellers license on wholesaling as well as a LLC? Or is LLC more for the big dogs when you get more and more experience. I just wanted to know what others think or their opinions on this. Thanks.

no worries. @Account Closed. I ask for the simple purpose of not knowing. Since this post, I have made it a point to contact a lawyer and get that in place just for my comfort and my investments. I guess I could have ask the question a little different but I guess that stinch in the question on being a rookie/inexperience was a little heavy. I honestly would love to get with the person you speak of who trained yourself. Wholesaling is not my only interest but wouldn't mind doing a few of them. I just want to make sure I'm doing it right before I decide to put money down on anything or if any at all if done right. Thus far you have been very helpful and I thank you. But please I would be more than greatful of that contact of yours.

That's not a bad start. I would still keep your job though until your comfortable enough to where your finances meet your needs to leave your job and just for security purposes of course. A good start is going to your blog tab and going under the education. There you will find what kind of materials that may interest you and it will go in depth about it as well. Now if you are wanting to do house hacking which is basically the term you use for what you would like to do with the duplex. There are forums and great educational tips there as well. If you ever get a chance there a couple podcast you can listen to about house hacking and also will go in depth for you. As far as flipping that is a 9-5 itself and some. So for you to do your business, work and flip houses will definitely be a challenge. But if you like a challenge I say go for it. But there are awesome materials on flipping houses and on the podcast I would recommend listening to podcast 10 on flipping houses with J. Scott. Also getting his books on flipping houses and rehabbing are also good reads and definitely would get those books in your hands if you decide to go that route. Best thing to do is education first and learn as much as you can when you can here on BP. Connect with people here and ask all the questions you want to about REI as you already did. Then create goals you would set for yourself. Short term and long term so you can have something to go by. Other than that and you have any other questions you have one big family here at BP to help. Have a good day and good luck. "Success is not a destination. Failure is not an event. Success is a process, failure is a choice." DJ BENEDICT

Marc Cesar I too would like to know how this process is done or can be done. So any advice from those wholesalers who are frequently in the market that have done anything like this?
