You should be fine. It's good practice. I would also just do random cold calls to FSBO and practice that way as well. Also as long as you know and your comfortable with your numbers and you think it's a good enough deal for your buyers then it should be fairly easy. I had the same problem but the more you do it and take action the more comfortable you will be at your own pace the way you approach it.

Yes or just to your lawyer who can close for you or just take it to an escrow and have that title place close for you as well if it's already signed that way they can verify it make sure it's the right contract and everything is in place for you to move forward. Never hurts to get a second look on any of your contracts.

I would stick to what your doing and keep it consistent. I try not to do to many things and focus on that one thing. Also I do a lot of yellow letters myself and I to find it a better response rate with them. YouTube actually has some awesome tips on yellow letters and what others use as well. I do owner occupied with equity's ranging from 40k to 100k and stay in the age group of 45 and above. I get a 3% to 4% respond rate. Every area is different so I usually do those and absentees as well. Hope that helps. Stay consistent with your plan. Also listen to podcast 176 with Tom Krol and you can also get some good advice there as well on marketing and in finding your deals. Hope that helps.
