@Moises Guerra Garcia switch agents right now. Find someone that will represent you properly and will do the work. This is insane, $500k price point is a solid commission. It takes 15 mins to send an offer.

A bigger concern is why a property has a 50% price reduction.

@Sharad Peterson I’m not sure about if the out of state contract part is legal or not but you certainly don’t want to be explaining the contract with a seller that isn’t your client. You can explain the basics of your offer but going through a contract with them is probably crossing a line that you need to be careful with. Someone can correct me if I’m wrong. Make sure you disclose you’re an agent as well. Best of luck on the flip.
