@Marco Fiore Getting out there and talking with people. Get face to face. I will have a conversation with anyone anywhere. I get a decent amount of business out and about doing every day stuff just talking to people.

@Blake Bratcher Thanks, definitely a stat I don’t hear talked about on BP nearly enough. I’d rather not see 5 or higher. I am really enjoying 2 right now, won’t mind 3 or 4.

@Blake Bratcher I’m in South Jersey. Our market is still low inventory like everywhere else. We’re seeing longer days on market than the last two years but things are still selling fast. Still in a strong sellers market in my area for sure. Absorption rate is up from .6 last year to 1.5-2 now.

@Kevin N. It’s a negotiation, if you don’t want to come out of pocket than push back and say you’re not paying more than the appraised value.

What was the property listed at?

Worst case scenario do the numbers still make sense if you come out of pocket another $8k?

@Henry T. I had a similar story pricing roofing. My quotes ranged from $11k- $58k! 6 quotes, most were in the low to mid teens and then one company at $58k. Everything on the estimates were the same quality GAF roofing and materials. I was blown away, they couldn’t explain why they were that much higher.

@Justin Hall If your goal isn’t to become an agent I think you’re wasting you time taking classes. Classes teach you how to pass the state exam and aren’t helpful for investing. Find an investor friendly agent like the other person on this post said and go from there.

@Juan Zamora Sellers get insulted all the time, even with reasonable offers. That’s fine, you’re looking to turn a profit, not every owner will give you a counter offer you so you just keep it moving. Realtors are not useless, some just know less than others, many realtors don’t invest. Just like any other profession there are different skill levels and specialties.

@Phil Dimauro Hey Phil, I'm only 20 mins away in Medford. Cherry Hill is great rental market. Is it 4 2/1's? I don't see any quads in Cherry Hill on the MLS so it must be off market.

You’d want to know the status of all tenants and their leases, are the units separately metered, year built (new lead based paint law has just been passed this year for rentals). How much work they all need, and a few more things. I’d be happy to help. Feel free to reach out, I’d be more than happy to help however I can.

@Zachary Harrison I do a lot of estate sales and I can tell you from experience Guardians, executors, and most sales like this the sellers are trying to unload the property with the least amount of hassle. They want to cut ties with the property as its emotionally draining and stressful and the chunk of money isn’t the most important thing (90% of the time). Probably not the type of properties you should be going to for seller financing. I would look more for older investors that are looking to unload some of their portfolio for seller financing. And never go around the listing agent like many others have said. Bring your own agent and deal direct. Especially if you’re new to the game. Good luck
