@Devin James What I am hearing from a lot of buyers is they’re tired of the grey/white combo and personally I can’t stand it as well but I love what you did with the floors, this is a very clean look and I actually like what you did here.

@Eli Kantor You can’t bring in another agent if he has an exclusive agency listing agreement and an exclusive buyer agency with her and on top of that he was the one to introduce the property to her.

@Tami Dzenitis just understand that he cannot give advice to you or the seller and has to remain impartial. He can however instruct you what your options are throughout the transaction. If you've bought your STR recently then you should be familiar with the process and you can proceed accordingly if it's a solid deal.

@Marci Stein replace the whole system and provide a great product to your buyer. Raise your list price by the cost of the septic and market it accordingly. You need to disclose it either way, why pass on something you know is bad to the next person?

@Mohammad Murad Ditching your agent on your first purchase and also a 4plex over $5k is going to cost you way more than $5k in the long run. Increase purchase price $5k and tell the seller to pay it. Done deal. $5k more on a 30 year mortgage is peanuts per month

@Jason Xenakis Go to CRS.com and call agents in your area from there. CRS is certified residential specialist and it's the highest designation a residential agent can get. Only 3% of agents have it and most of them are top agents. From there you can ask questions like do they own investment properties, long term rentals, etc. That's the network I use to refer my clients out of state and I've always found top tier agents.

@Caroline Notman Stop doing 2 year leases. Always 1 year and if they are good tenants you can extend it. There’s no benefit to 2 or 3 year leases as a landlord. I would’ve served a notice as soon as I found out about the dogs. The lease is there for a reason, always follow the lease.

@Terri B. No, you’re free to do a private deal. You’re not getting paid to buy it so it wouldn’t go through your broker but you better make sure you disclose you’re an agent to the homeowner in the contract.

@Caleb Graham I drove around the neighborhood I wanted to buy in (lots of multi family). Wrote down all the addresses. Then went in to public records to see time if ownership, ruled out all the separately owned twins and made a priority list. From there I went to white pages to get phone numbers and started calling owners. Some people are open to selling and just haven’t thought about it. Keep in mind if you’re not a licensed agent this may be a little harder to do so I would find a local agent to help you, they could be a younger hungrier agent even. It dosn’t take that much time so it shouldn’t be hard to find someone to do the public records part of it.
