@Nick Weisend I’m in the same exact situation with almost everything identical. I am keeping mine for the long haul. Rents are only going to increase. If you have a plan to turn that 100k into a quad or something better then yeah that might be smart but 3% is a great rate and that sounds like an awesome long term investment. I

@Regnor VonDedenroth as others have said I think you should stick with the seasoned agent that knows investments. Try to learn as much as you can while they help you. Then you’ll have a good agent in your market to network with and maybe even have your wife join their brokerage to keep learning from this person.

Most importantly just because your wife will pass the test she will still have virtually no experience as an agent or the ins and outs of the business. Knowledge takes time.

I am looking to start a south jersey mastermind group for some of us to work together to achieve our goals. I’m looking for one of each of the following. @Orkeem Davis most towns around me don’t have rent control. I’ve never seen that in jersey before. State law is you can raise the rent to a “reasonable” amount which is pretty vague. Municipalities can probably do whatever they want though. What types of restrictions do you see in those towns?

@Bill Schrimpf This is upsetting to read. Everywhere I turn someone is trying to sell me leads. I personally don’t buy leads and work on organic lead gen. I did a great program a couple years back from Brian Buffini which was all about organic referral lead generation and it tripled my business. Quality > quantity in my eyes, some may disagree with that and that is ok.

@Moises Guerra Garcia this quickest I’ve ever seen a loan close was 21 days and it was not easy. Everyone had to do everything perfect in that timeframe. Like others said your agent should not be closing the closing date and terms, that is up to you. Give them a call and discuss this. Very small chance you can close a loan in 18 days and you’d need more than miracle if you haven’t even picked a lender yet.

@James Lloyd James There should be someone in your brokerage to show you the tools and resources they have to offer. If you're new to the business you should have a mentor in your brokerage to help. You should be able to find most of that info in your MLS though.
