@Diane Rinnix Wholesalers only "buy" deals at below market value. A wholesaler sells the contract before the purchase to the end buyer. You want to cut out that middle man and just sell to the end buyer.

Take full advantage of $250k tax exemption while you can. Take the profits, and use it as a downpayment on a multi-unit property. You are in a great position.

Zillow - click on "agent finder" and search by zip code. You'll find the best in the area pretty easily.

If you have a committed hard money lender, it is basically the same as cash.

You need to meet the tenant before renting to him. Otherwise, keep looking. Being patient with finding a quality tenant is paramount, especially when you don't have a lot of units to offset one or two bad apples.
