I wonder if you can get in touch with their case worker to verify the benefits. I'd be shocked if they didn't get a monthly statement that they could show you though... You're right to be skeptical without better proof.

@Russell Caraotta - I get why you were thinking open house. Here's what I do for time optimization - book 3-5 appointments at the same time. Then you won't have to drive back and forth 100 times.

@Russell Caraotta - I agree it is a bit strange. Maybe it is a local thing. I think people in Buffalo who are serious renters, use Craigslist much more often. I rent out about a dozen apartments for myself and clients every year - all using Craigslist and my company's website.

Hi @Russell Caraotta. Craiglist is my recommendation. Zillow makes it too easy for people to contact you. They just push a button on zillow's site and then you get an email. These people must push 1,000's of buttons and hope for calls. They never have any idea which apartment you own. Which part of Buffalo?

Look for the agent with the most apt complex listings in your target area on loopnet.

If you buy a single family fixer upper in a good neighborhood, you'll likely come out on top.

- When buying off the MLS, the seller pays the all the real estate agent commission. So you can remove that line.

- Can you manage the property yourself? That will save you 10%.

- Also, not all markets are good places to put your money as a landlord. You may want to look to other markets.
