@Tina Trussoni find a duplex for 35/40k and put 30 or 40 in it. Refi your purchase and rehab out. Roll closing into the loan. Rent each side for 750/800 and your numbers look better. A lot of people on here disagree with this but if you already have money and credit you don't need to pull Max leverage out every time. Just get your money back and your free rolling lol.

@Jim K. It's just tough not being local for something like this. For you or I it's a quick trip to Lowe's for a new badger and a half hour at our unit. This person will end up paying a couple hundred above materials for this job to hopefully get done right and probably get sold a new trap or supply line or whatever else they can get her for as well since she isn't there.

@Hannah Mcgowan a realtor isn't going to take an offer to a homeowner without seeing a pre approval letter from a bank or your bank account with enough money to close the deal. If you need to be dishonest to close a deal is that a business model you want to have? Do you think it's sustainable?

@Connie Chan Normally I wouldn't use Lowe's or home Depot to install anything. A garbage disposal is pretty simple to install so I would probably be comfortable using them in a pinch if I wasn't there.

@Joshua D. I understand wanting to stay on pops good side. Does he see throwing his management to you as something that's helping you out? He probably thinks you've got good systems in place and it would be an easy way to put a few grand in your pocket. I know I wouldn't want to take on management of 15 units I didn't own haha. Good luck with whatever you do man.
