@Cliff S. Give it to me for 10 years and I'll pay you 10% a year and you can have your principal back at the end. JK lol.

On a serious note, you have a solid amount of cash and a good idea about how you can spread it around. If I were you I'd start trying to put a local team together. Do your research and find a few realtors and PMs. Fly out and meet with them to see who you'd like to work with. From there you can get recommendations on inspectors, general contractors and other professional services you will need. At that point you can start narrowing down where you want to buy and finding your properties. Good luck.

@Bill McCaslin you need to pay your rent. SMH at you looking for a way to not pay your debts. You still owe your landlord that money. You should have been putting your rent in an escrow account created to hold rent while they resolve the issue if you really felt like there was an issue with the property but you still owe them that money.

@Ricardo S. I could be reading this wrong but your really only saving 150 a month for reserves? What are you going to do when a capex item comes up? 150 a month for a year isn't even enough to make 1 mortgage payment.

@Jeremy Hackenberg if you can fund 15 duplex purchases you have more than 20 k in the bank and aren't the kind of person he is talking about.

@Kelli Standekar It's priced to high. 100k is probably what that place is worth after all that stuff in the inspection is done to it. I would pass.

@Casey Maeda probably not that far off. And that is doing the work yourself. Im a DIY rehabber and unusually spend around 25/45k on a renovation for a small multi family property. That's with me keeping pretty much all rehab work in house. I'd be at 100k for the rehab alone if I hired it out. Then it's not even a workable deal anymore.
