@Jay Hinrichs For me the major thing with wholesalers is the low barrier to entry and no oversight. I've closed deals with them but every time I've had to pretty much hold their hand the entire time to make sure the deal actually gets to the closing table. Somehow I'm on a lot of lists for these guys around here. I see tons of stuff priced under 50k thats marked up 10-20k to high to be a deal and it's so obvious to someone that's local these guys are just looking to make a quick hit and don't care about anyone making money but themselves.

@Stacey Hjelle You should have something in your lease covering this. Add a clause about them not attaching anything to the exterior of the building or something like that.

@Jordan Foster You should buy it from her yourself. Agree to a price and have her be the bank... Then you turn it into your first rental. You might even be able to refinance out of the mortgage she is holding on it for you later on to pay her off and put some cash in your pocket.

@Leah Slaughter Legitimate question,how do you guys plan on collecting money from an 18 year old who doesn't have a job. In theory it's a sound idea but in practice how does this actually go? You say their parents are mostly paying rent but don't have them on the lease too?

@George Liu wow, you need to report this guy to the real estate commission. What a scum bag.

@Matthew T. Some of the advice in this thread is bad. I'd let them in and charge them my unlock fee which will be added to what they owe during the eviction. If they aren't paying rent they won't be calling a lock smith... Something is getting broken to get them back in.
