@Jingwen Dunford I hear you, I'd like to outsource landscaping for my rentals too but I have yet to find a cost effective option so I mow, trim and spray myself and keep the plants and flowers beds to a minimum lol.

@Jingwen Dunford It's always a good idea to get a survey when your making a real estate purchase. I wouldn't be comfortable buying a mobile home park without one.

@Jingwen Dunford Of course you do lol. If you own the property you must make sure that it is being maintained. What kind of person wants to live next to a vacant trailer with weeds growing up all around it?

@Derrick Wortman a 15k house isn't one you get a mortgage on. What are you doing to make money right now? If you have decent income you could get an unsecured personal loan but I wouldn't recommend it for someone who has never done this and isn't experienced with DIY rehab projects and handy.

@Dave Bopp I bought place a few months ago without even going to the title company. Cash purchase, all online signing. Never even met the seller. Maybe this is an option for you.

@Robert Hernandez Got ya. After your first year when you move out you could be ok. Remember, with section 8 you can request a rent increase once a year. 4 units paying you on the first every month with a small rent increase for each unit a few years in a row and you are probably not doing to bad. @Robert Hernandez That's WAY to thin for me. I would not touch it. How are you getting a 3.5% down loan without living in it?
