Wholesaling with RE agents!

Desperately need advice! I'm in Lexington, KY and I have a couple of listed, on-market properties that I have made offers on. The deals are solid (I will be able to wholesale them for 20k or more below the original asking price). MY CONCERN is 1. can I assign the contract? 2. How do I show the house to cash buyers when I am presenting as the end buyer? 3. Do I need to secure a buyer before I can back out the contract (contingency period)? 

I know this can be done. So many people are doing it, but none provide enough detail to really answer my questions.

If i get these deals under contract, CAN I COMPLETE THIS SUCCESSFULLY AND HOW?

Agent is doing a very poor job if they are allowing their seller to take an offer for 20k less than you can sell It for.

an agent with MLS cast a wider net and has a much easier time than selling property than a wholesaler..

at least as it relates to just fix and flip properties.

there are instances were an Agent and a Seller might not realize hidden value that a sharp investor will know.. this is how we make our money.. mining for gold..
