@Nick Brubaker How many scrap yards are in town? Probably not to many people taking in brand new copper lines. Bet they got his license info when they paid him. Idk how far you want to take it but just an idea.

@Kat Hughes what's the lease say? They could take the new fridge with them when they leave and stick the old one back in there. Or sell the fridge when they leave to recoup some of the cash.

@Joe Meares They should call the cops. What do they expect to you to do lol? If I was at one of my properties and someone was creeping around suspiciously I'd just call the cops, same as I tell my tenants to do. No need for you to be the middle man in a situation like this. Train your tenants.

@Dave Neeley electric BB makes your electric bill super high. I wouldn't put it in if I had a set up to put a furnace into. I just had a gas furnace installed in a 1200 so ft place last week for $1,650 out the door.

@Ricco Pirozzoli It's not a money machine bro. That 1700 looks good but in reality paying utilities for 3 units and being in a tough area kills your cf. Atleast it would where I invest. I wouldn't do it unless I could separate utilities asap.

@Andy Basler pretty sure venmo is more geared toward personal use. It's impressive to me you take 19k a week in deposits and don't have a more professional way to do it lol. Good luck figuring something out.

@Tina Trussoni You don't have to rehab if the units already fit the area. I would not have bought that property you are talking about. An example of one I did in 2017 was a duplex bought for 40k put 28 in it and put a mortgage on it for 71. Each side is rented for 900 a month. I've got a 4 unit I bought for 50 and put like 30 in. It brought in 2250 last month. I have strong cash flow but I work hard to get these properties ready to do it. It's all about what your comfortable with. Figure out what good CF is for you, find an area to invest in that meets your criteria and make it happen. Good luck.
