I’ve used a small local bank’s commercial dept for two loans under $60k.

 Yes, he has to return a form to me by July 1 and either accept it or decline it. The problem is that he texted me and said that if he accepts it will be under duress because he has to travel. Duress is a legal term. I do not want to have a tenant who stays under duress. I need to have a tenant who loves the property and enjoys living there. That is how I chose my tenants.

I’ve accepted tenants with lower credit scores due to medical bills and have had no issue. 
And survived a divorce without my credit dropping, haha

I have dealt with 3 sec 8 tenants. They usually fall behind on their portion, whether it’s $50 or $500, and they’ve all destroyed the houses. But… they all have the latest and greatest cell phones, TV’s, and gaming systems.

If you did not have the place professionally cleaned and steam clean carpets, in my opinion it would be $hitty for you to expect this of the tenant.

I think there are plenty of templates out there. I've done this four times, once I 2018 as a buyer and three in Jan 2022 as a seller. I do it on one page, kept it simple, dropped it off at the local title company and opened escrow. 30 days later, the transactions closed.

Hope that helps... or at least give you confidence that it can be done successfully.

This whole LBP thing again..

I took the course in lead safely back in 2009. Got certified in lead safe practice for remodeling because it was all the rage. Then you start quoting jobs adhering to the rules. Replacing windows went up about $100 each just to play by the rules. HEPA shop vacs we're $6-700. The whole thing was ridiculous, and there was no one policing it, and homeowners and landlords didn't want to pay the extra $. I spent a ton of money to do things right and nobody wanted me to. One time I had to use my knowledge and testing practices after a job, and that was because it was a HUD inspired low income grant job for a homeowner. My lead safe license expired in 2015 I think. This will be reason #6272 of why I won't buy in NJ

New construction has been absolutely crazy in my area. Houses going up and selling in record time. I’d actually like it to slow up a little bit and maybe bring some quality back to the houses. They’re just junk for $500-750k which is not cheap here.
