Yeah the bleach tablets just sitting in the tank are to strong, they will prematurely eat away the flapper

When renewing the license online, it asks if youā€™ve been brought into a lawsuit, been sued, etc.

@Jeff Lehman I would definitely proceed with something just to screw the guy. You probably wonā€™t ever see your money, but him on blast. FB, etc. contact the licensing board, visit your local magistrate and file on him.

I am unfamiliar with small claims courts. There is some sort of "lien" or something that can be put on a contractor. My tax guy told me of a similar scenario where the complainant won the case but the defendant didn't pay so they had to hire a lawyer to go through the "lien" process.

Sounds like your cops are lazy.  What about theft by deception?  Iā€™d try and file charges.

Contractor in Pa here.. As far as I know, it is illegal and criminal to take a deposit from someone and not do the job. Iā€™d start with the police dept where the job was supposed to be. Bring whatever proof you have, contract, text messages, etc.  

unfortunately itā€™s the opposite for me, I can do a job for you and not get paid and itā€™s not criminal.

Take a ride around. Are the lawns manicured with BMWā€™s in the driveway (A)  or are there bunches of trouble makers hanging on the corner or someoneā€™s ā€œstoopā€ or outside the local liquor store (D) 

My properties are in ā€œcā€ areas -   mostly hardworking blue collar lower middle class with a mix of dirt bags and an occasional meth head running around.

If I had a military tenant needing to end the lease early because of a relocation, Iā€™d thank him/her for their service and wish them luck. 
I am not military, but my dad was. This post kinda makes me sick that the OP is putting his loss of some cash flow before someone that serves our country. Turnovers will cost money every time. Be glad it wasnā€™t someone who destroyed the place and didnā€™t pay rent.

All the contractors are saying that the roof was not correctly installed. Thankfully, we have some savings built up for CapX repairs, but it will be taking a sizeable amount of everything we earned on the property so far (not taking into account tax deductions, appreciation, loan paydown).  


Are the previous owners or the contractor liable for the roof not being adequately repaired or the permits being pulled, or does it still fall on us since we still bought the property and lived in it for two years?

I appreciate your responses and time in advance!!


 Iā€™m going to say itā€™s on you.  You canā€™t hold the contractor liable as you arenā€™t the one who hired and paid them. And this property was bought two years ago. So, sucks but itā€™s on you.
