Quote from @Michael Paling:

I'm currently under contract for my second duplex and I plan to move out of my first and into this next one. I'm wondering when I should start marketing the place that I currently live in for rent. Target closing date for duplex #2 is June 15, so I'd probably put an available date of July 1 on the unit I'm leaving. Should I be listing this place now or wait until after closing? I figure that I should wait till closing, but thought I'd ask here in case it's better to list sooner.

Wait til closing. Anything can happen…

As a contractor, I would never ask someone for full payment up front, and wouldn’t accept full payment up front.

My wife used to like STRs for kid vacations but has since gone back to hotels. She wouldn’t feel comfortable using it either if I wasn’t there (which I wouldn’t be).

No way.  She actually has the nerve to be late and then try and stick you for a few bucks? I'd say adios to her....

As usual, I couldn’t agree more with Bruce

My leases go month to month automatically after the year is up. No need to do anything. And if you want to raise the rent, just send them 30 days notice.

Screen repair , I would say yes you need to fix it . Door stops , they will stop a door from opening too hard and the door knob putting a hole in drywall

I was about to say the same thing. A $4 door stop is much better than a knob size hole in the wall.

Solar panels aren’t worth it. Period. Whether it be on your primary, a rental, a flip, a shed, or a bicycle. There’s a reason they haven’t become the norm.

My opinion..

I agree with your opinion on the rooftop applications and mobile-solar that works well for Mars rovers but not so much on other places on Earth. But you missed the biggest and most viable application... ground mount utility (or commercial) grade applications that make very good financial sense.

My opinion.

That’s only applicable if you have the yard to spare, or don’t care if your yard is just solar panels. No thanks.

Post: PSA for those of you who self manage

Hi guys! I was a big BP fan and commenter here and I had a freak accident Dec 14, 2022. I am a healthy 47 y/o self employed contractor and self manage my 3 properties. On 12/14 I found myself with 2 dislocated and broken shoulders and 2 broken vertebrae after a root canal. 4 surgeries later, 3 weeks in the hospital and nearly 2 weeks at a rehab facility and I’m finally home as of Saturday. I’ll be out of commission for who knows how many months to come.
My PSA is about setting someone up with all the tools and contacts to take over if needed. My wife and I always talked about me making her a list of everything she’d need if she had to take over for me, of course I never did it. Luckily I was able to give her access to my phone and all my contacts, our tenants, etc for her to take the reins. She  ended up having to deal with one of our tenants not paying, along with plumbing and HVAC issues at our home while I was in the hospital. 30 hours of no power right before XMas, and luckily my electrician saved Xmas by hooking up a generator for us for heat as it was 5 degrees outside Xmas eve day.
Anyway, my wife is our savior, my rock. Friends have been helping, and there’s a go fund me.
Make your list of important stuff in regards to your properties as you never know what could happen!!!

@Matt M. back when they built things to last.

Yes sir.  I don’t even want new construction for myself.  Our house is 1956 built and solid good construction. I’ve been in so many new builds that are just trash.
