If I had that kinda $, I would definitely be buying a multi unit property and not a HE cali house.  $4mil by me would buy a 20+ unit. Just my opinion

There’s no reason to accept pets at all. You won’t have to worry about pet deposits, pet damage, the liability, and odor. I don’t do pets and have never had issues renting my non-pet odor houses.

Are you expecting lawsuits? Are you a slumlord? 
Have good coverages on your landlord insurance policies and get a minimum $1mil umbrella policy

Housing authority does not guarantee that people won’t trash the house. You’re kinda S.O.L.

Then looks like another year will go by and I’ll have trouble finding deals. It is what it is. I’d rather not buy than pay astronomical amounts for garbage

 See, that's funny. I see the same house and I think money. In fact, I bought a house once years ago I still call the "cat piss house". The smell was so bad when you went in it would be like an instant asthma attack. But I got it really cheap, and I factored in the idea of tearing all floors and bottom half of walls out to solve the problem. In reality, my flooring contractor (all hardwood floors) was able to sand the smell out of it - and let me tell you, you've never smelled anything like freshly sanded cat piss - and 98% of the stains, and put down 3 nice thick coats of polyurethane, and the smell was completely gone at the end and never came back. 


 I agree. Bad odors usually = money. Can’t tell you how much money I’ve made working for clients in the last 18 years dealing with pet odors and damage. Reason #726383 of why I don’t do pets in my rentals.

 Unpredictable is exactly it for me. I don’t trust any dogs, so I steer clear of them all.

I don’t do pets in my rentals. And you couldn’t pay me enough to accept a dog. I’ve seen shepherds and pits attack, and a jack Russell latched onto my then 4 y/o sons face.  He’s now 16 and still has scars.
