 I 100% agree with Bruce. This is probably a dead phone line anyway. If no one is using a land line, just cut off and be done with it. But no risk of fire here..

Me too, Matt. Got thrown out of college, spent decades in the trades and buying houses seemed to work. I can't see wasting years of one's life and an enormous amount of money for skills you can get for free. But that's just me.....


 Yeah no way.. take a business or finance class at the local community college if anything for a few thousand, but I wouldn’t waste tons of money on a 4 year degree to buy real estate

I’m with @Bruce Woodruff. Become a realtor, read tons of books, bigger pockets, and scour the internet for lots of free info. Don’t waste $100k and years of schooling to buy a few houses..  that’s if he can get financing with all the student loans he’s accrued. 
im a tradesman.. 0 college, $0 debt. Years of learning on my own.

Once you have it, you have it. I got a new phone recently and lost it and it’s no longer available.  I do not like the web site as much as I liked the app.

Ok so I am not a cold hearted person whatsoever. But I wouldn’t offer your tenant a dime. You are repairing/upgrading your building and it’s not your fault she works from home.  You are not impacting her habitability inside.  We recently resided our house, with kids home schooling due to covid and my wife working from home. Annoying, yes. But they dealt with it.

I don’t know the Columbus market, but if you paid $110k and it needs $30k+ work, and you’ve had no offers, it’s time to get closer to your purchase price and hope you don’t lose money. My experience tell me, especially in this market, if it’s priced right it goes in days or hours..

He could make $1mil year, have an 850 credit score with no debt, and I still wouldn’t take him with the 3 dogs.

We split debt 50/50, and she refi’d the house to “buy me out”
