35 years ago when I was a kid, my good friends parents had a vaca home in saw creek. At some point over the last 30 years it turned ghetto. I don’t know what it’s like now. 

 My wife’s BF lives in Bushkill. She’s literally in the middle of nowhere. I guess if that’s your thing it’s ok.

Hands down Lehigh valley over Poconos any day. 

Yes I'm curious too!  Why Lehigh over Poconos?

A multitude of reasons for me. 1) I live in the Lehigh Valley and it’s a booming and great area. 
2) I’ve watched prices/values in the Poconos go up and down constantly, unlike LV 

3) Tons of HOA developments and high taxes

4) My wife is originally from the Poconos and won’t allow us to invest there.

Jeez Bruce-  no pets, no smokers, no lawyers, hairdressers, strippers, linesmen, auto mechanics, insurance salespeople, etc. Are all your properties vacant? Haha 

I have a tenant that smokes. Not in the house, I have no issues with that.

What about trying VRBO? 
I think it’s absolutely ridiculous that you can’t use airbnb for having a dui 15 years ago.

Steer clear of Pineda Works Handyman. Whatever he’s called home improvement/handyman, etc. Just steer clear of Pineda.  He’s based in Easton but has recently began promoting his business in Monroe County. 
I am a contractor and have the privilege of cleaning up an absolute mess he made of a flip job in Northampton County.  Everything he touched was either terrible or wrong.  Please trust me in this.

I have a small handfull of rentals and no LLC. High limits on my insurance and an umbrella policy.
I have clients with 20+ units and no LLC. 
I have clients with 1 property and have an LLC. 
I have yet to find evidence of absolutely needing one.

I would never buy within a HOA. Nothing but nightmares as most are not run properly.
