Need a Property Manager for large Mom and Pop portfolio

MY dad (who turns 80 tomorrow) finally is willing to give up control and literally stop changing water heaters and fire alarms and collecting rent for 30 tenants.

His time is short, he called me to take over since my siblings want to sell everything. I live in CA, homes are in PA fairly close to each other.  All control will be placed in my hands because he and I both want to hold onto them and that is his dying wish. I'm a smaller investor who doesn't follow her own advice and never used a PM.  

Any one recommend a Property Management company in Allentown/Bethlehem Easton area?  Will PMs do a walk through with me of all properties? Some dont even have leases! Its crazy.

@Amy Konopka be sure to do your homework. Drew gives some good tips. I recommend you try to find three or more property managers, interview them to see how they operate and specifically how they can help you. Review their management agreement. Remember: you get what you pay for and the most expensive PM may be the one that puts the most money in your pocket and protects you the best.
