@Dennis M. Was that post to me? Because you have no idea what you are talking about with the 2 properties I mentioned. The $80k house I sold after 5 years and walked out of closing with $85k free and clear in my pocket. The other house is my primary residence, worth $320k+ after being here 3 years and doing some cosmetic remodeling.

@Chris Shuptar I filed for possession today, tenant owes me $3600. I hope his Xmas tree fits in his car. We owe these people nothing. We offer a them a nice place to live, and they pay for it. My mailman will walk packages and extra mail to my door when he doesn’t have to. He will get an Xmas gift. Tenants job is to pay rent on time. That to me is a part of life, not something to be rewarded for.

@Benjamin Zwiebel I would offer what you fee comfortable with. The worst they can say is no, and either counter or not.

I paid $80k for a house listed $116k and.. $187,500 paid for another listed $219,900.. and they paid $10k of my closing costs.

I looked at a cheap foreclosure last year, listed at $19,900, I was ready to offer lowball $10k, they had already accepted $8k.

Go with your gut and what will make you $!

Filing for my first possession, good family, just way to many chances I’ve given. I know it’s business, but I feel bad throwing them out right before XMas. I just wish people would get their priorities straight. Where you lay your head needs to be #1.

@Christian Rodriguez I did a 203k rehab for a client last year. There was tons of paperwork for me to do, and they did a complete background check on me including insurance, license, etc. took a while but once I was done I was able to get started and the inspections from the bank were easy and timely as were my payments. I have family in Suffolk County, I’ll see if I can get you a name or 2 for a GC

@Johnny Lau It depends on the long term value. I looked at about 15 properties last year in a kinda depressed area an hour from me in Schulykill County, Pa. You can buy decent stuff $15-30k, but rents are $4-600, and looking at past histories of this area they were never worth any $. I passed on that area. I bought a house Dec 2015 $23k, cost me $15k rehab, rents for $1080 + $125 for the garage. It’s worth $100k.

@Heather Schmidtknecht I personally would pass on this one, unless you could get it cheap and the renovations didn’t need to be all done ASAP. Someone said $40k for windows... that’s quite high, I’d say half and I’m a contractor. I’m always skeptical about properties that sit on the market for months and months. Either they are priced to high or there are major issues. For the cost of the property, plus renovations, $2k/month income after your standard expenses isn’t enough for the amount of $ that property is/needs.

@Brian Tran It is both for us. We did buy for our family, but because it was dated (I am a contractor), I got such a amazing deal so it is also an investment in our future, or any day we decide to sell. We had instant equity!

@Brian Tran When buying our latest primary residence 3 years ago (estate sale), we submitted a low ball offer.. along with my list of improvements/updates the house desperately needed, we told them about how our kids love the neighborhood, how perfect the house is for us, etc. We didn’t get the house as low as we wanted, but we did get it for $35k less than asking.
