I had a tenant bring me $1600 yesterday to be able to stay thru Xmas. And merry Xmas to me from him... he still owes me $2300. I agree 100% with what Dennis M said

It’s hard enough to get an HR dept to call back and say yes or no if someone works there. I think I’d be laughed at if I asked an employer if they’d hold back someone’s pay for rent.

@James Wise I have tenants right now that have to get me $1620 by Monday morning or be out, or Pa state constable meets me there Tuesday to get them out and I change locks. He called today, so far has $1400. Tough call to make.. I feel bad for the kid but they owe me nearly $4k total.

@Dane C Allen As I watched my father spend the last 7 days of his life in hospice, I couldn’t imagine getting hounded by a landlord about rent. Have the family remove the their belongings and move on..

@Jeremy Mangen Don’t waste your time with bombs and stuff. Been there done that many times then called an exterminator. Save yourself the hassle and just make the call.

@Joe Splitrock @Aaron K Well, according to what I just read, basically everybody is supposed to 1099 everybody for anything over $600. Homeowners, investors, whoever. Whether we hire the neighborhood kid to mow for the summer and it’s over $600, or every time we hire a lawyer, etc etc. I took a screen shot but I can’t figure out how to attach it. In my 15 years of contracting, I’ve only had one investor 1099 me, and that was because she has them in a corporation. Other than that only PM’s and as a sub for another contractor. I couldn’t imagine hiring a plumber to put in a new water heater at my personal residence or investment and then saying... oh hey, if you want to get paid, you’ll have to fill out this W-9. I guess the law is the law, but....

@Aaron K. I’m confused Aaron... so technically, if I go and install hardwood floors for Joe Shmo and his wife, he is supposed to 1099 me? I don’t believe this to be correct.

@Aaron K. That might be a thing in Ca, but it doesn’t work that way here. If the property owner is just that, and not a Corporation or other, why would there be a need to 1099? I only receive them when I work as a sub, or have done some commercial work and got 1099’d by the company

@Aaron K. I have been a self employed contractor for the last 15 years, worked for hundreds of investors. Never ever once got a 1099 from one, whether it was $1000 job or a $25k rehab. I am also an investor myself, I would never 1099 someone that worked for me.
