I would say yes on the permits. I’ve already seen people go to sell houses and when the city comes in they find work that was done without a permit. Possibly opening a can of worms and/or they can make you take down drywall to check framing, insulation, wiring, etc.

sometimes it’s easier with no permits, sometimes it’s stupid not to get them.

In a local city where I do work, we are supposed to get permits for anything over 2 sheets of drywall,, that’s asinine

I use Pennsylvania Association of Realtors (PAR) lease. We ask for 30 days and they lose their security. In my area, more often than not they break the lease because they don’t pay their rent. No sense in spending $ to file for a judgement they will never pay. Maybe we are to lax, but we’ve found that you can’t get blood from a stone. Take your crap and get out, so the next guy can move in.

I’m curious as to how you make people who break lease and move out to pay until you find a new tenant. Do you go after them and seek a judgment?

But I can if the bedrooms just aren’t big enough. I have 2 kids (part time) and 3 stepkids full time. This property wouldn’t work for my own family.

Thank you sir. Your final sentence was was I was looking for. Two of the 3 bedrooms just aren’t big enough in my opinion to house multiple kids.

I disagree. I’ve struggled with the “savings” for years. If you keep heat at 70, and say drop it to 62 when you leave or go to bed, and it’s 20 outside, the inside temp will drop quickly and then heat just maintains at 62, same as it would at 70. And then works hard to bring temp back up to 70.

I’m not a firm believer that dropping temps when you leave or go to sleep save all that much $

I’d stay away. The cost to replace is to much if it ever goes bad.
