I would start investing passively & learning & wait for a buyers market so that the numbers work really well & doing something where you live so you can manage if you want the experience before hiring professionals.

Start learning & reading all you can. Invest passively & ease into it & probably invest for cash flow in places outside of California.

I started at 18 in my college town of Norman, OK & it launched my career. I did single family starting with my own house & expanded from there. I did individual leases to friends & then professional co-signed full house leases by parents to law students & more after I graduated & learned a lot through the experience & renovations. The equity through principal pay down & appreciation allowed me to start a fund investing in apartments & more in my region. If you do your homework it can be a great way to get started. Always start leases in June, lease for 1 year or longer & screen carefully.

I actually house hacked & also rehabbed my own properties & even managed myself for quite a while. Ok property taxes are much lower & I found ways to cash flow over $500 per month per property & you can still get about half that today...

Texas does have a crazy high property tax which is why I started in Oklahoma. It was really just class B+ single family rentals right near a college campus. I didn't make a fortune overnight but after a decade the results were clear & positive. Now I focus on the best passive deals I can find within a day's drive.

That's awesome! I started at 18 in Oklahoma myself & am from North Texas! It's best to build a financial model & find a partner who can provide experience & participate with you since the legal age for contracts in Texas is 18. A partner can get you something bigger than a mobile home. A low tax area near a college is something else I highly recommend or even doing a passive deal on a bigger lower class well managed great market Multifamily!
