I would say come up with your goals & which direction your most interested & passionate about! If you want to learn & will put in the time study real estate & start with a house hack or brrr & go from there. In this market I would say try another industry or investment related to your experience or interest. The market is sky high most everywhere & deals are like finding a needle in haystack without experience. I would consider looking at Blockchain & crypto with your internet background. Also consider moving to a lower cost of area if possible. My goals are to build a fund of private placements but outside of mobile homes & lease to own partnerships the opportunities are not what they were 5-7 years ago when I was starting my Oklahoma-Texas based fund.
DFW is so high now! I’m moving to Tulsa! I hate appreciation even more than I love cash flow!

I think the principles of value investing matter the most in both areas & I have experience in both. I also think blurring the lines between active & passive is incredibly value & knowing when to have full control versus giving some up to a great manager doing great deals & benefitting from leverage versus becoming harmed by it. Look for quality in these areas or filters Deal Location Strategy Managers All weighed against time spent, returns & tax & other advantages. I find this debate silly as well as how few Texans will invest in Oklahoma RE despite the many advantages that have helped build my business!

I would do the same thing I’m doing now with $250k. Look for valuable relationships & focus on partnering with different niches of real estate like owner finance, mobile homes & Multifamily & search for value at the beginning of the cycle! Literally nothing would change just the amount of zeroes on the end!

I highly recommend building a team & investing for cash flow in markets that are still favorable to new landlords like Kansas, Oklahoma & Arkansas. Take a road trip & look at college town rentals or a nice suburb like Derby, KS. In Austin I would suggest house hacking & buying a quad or duplex & living in one & have tenants pay your mortgage. You can do FHA 3.5% down payments with this strategy too.

I also have no faith in the present finances of states like California & Illinois let alone the federal government & some of these state policies. I have no doubt that secession is a force about to be seen in action & that we will see the US dollar collapse & hard assets like RE & crypto take over!
