Personal Safety While Being a Landlord

While most of us who invest in real estate (or anything really) understand the financial risks we are taking - how many of us really stop to think about the potential risk to our personal or families safety?

What steps do you take to ensure your personal safety when:

showing a house?

serving an eviction notice, or otherwise confronting a tenant?

collecting rent?

Do allow tenants to know the address of your personal home?

Have you ever been in a situation where you felt your personal safety or that of your family was at risk?

I have to admit that I gave it some thought when I first bought my rental 3 years ago. But it wasn't until everything that we have went through over the last 6 months that I really started to take it seriously.

Regardless of being an investor or not in my opinion everyone should go through personal protection training on almost a daily basis or at least a few times a week.

It's not like the movies where you have time to not get hurt or killed. It's over in less than a minute in most cases. The attackers generally have no remorse and is pre-meditated.

Unlike many that talk theory I have been attacked in the past when I was younger. I have been training for decades now. The only thought is taking them out and you get used to the pain through training. Having said that the police have what is called a "ladder of force" where for instance if you overdid things you could get into trouble. Most things are situational. If you hear a noise you do not go to the noise. Most times getting weapons training is key because cowards will try to take a natural advantage than fight toe to toe.
