Your state will have a standard purchase contract available. Call or find it on the local realtor board and print it out. If you dont understand something, consult with with a local attorney or use a licensed agent. Sure, you can go around the agent, but should you?

ask your background check company if you are struggling to get it rented. otherwise, document it and move on.

That is why people do back to back closings or double closings. 

You cannot advertise a property you dont have under contract.

Most investment properties require a higher down payment. Everything is negotiable and if you can offer a good reason to have a lower payment, they might listen.

If she is month to month you always have the choice not to reextend their lease. If she is up to date and hasnt done anything against the rules in your lease, there is nothing to do. Personal problems arent your responsibility.
