If he is in jail he cant pay the rent. You have to wait until then. 

If you have access to cheap money, a property could easily have great cash flow from the beginning.

Two things people dont estimate accurately enough: Realistic rent and actual expenses. You might be able to rent a small property of $1000, but how long until you find a tenant? Are you estimating taxes, repairs, etc conservatively or best case?

I am working with investors in Lakeland and plant city. You need to focus on one city at a time as they will tend to be very similar but different where it matters(good investing areas and price/sqft). 

First, last, and security before they can move in.

Property is 2 story 4 plex in Clearwater. The left side units are in decent condition, but the right 2 have significant water damage from unknown source. I know that MFH are much more complicated, so that is why I need a GC with experience with bigger buildings.

Most lenders will not lend on an investment property without 20% down. You can get away with less if it will be owner occupied. You could also look for an investment partner, someone that can put the money up in exchange for half the profit. Even they would want some "skin in the game."

Save up for the down payment and make your money multiply.

Your contract needs to be assignable in order to wholesale it correctly. If you are concealing that you are wholeselling and either party finds out, you are liable for fraud. Consult a lawyer. Good luck and I hope you learn from this.
