I found 4 more houses in my neighbor that were empty. I did my homework and sent letters to all of them. I wonder if it will work.

My neighbor's house has been vacant for over 10 years when she died. The rumor is the family has been fighting over the property and no one has been living in it since. 

Through a public records search, I found out who owns the property and how much they "have been paying" in taxes on that empty house over the years. 

While I think it would be great to make this my first home. It might be too ambitious of a project for a newbie. I would like to brrr, but I need more information. What information can I collect while waiting on a response to see if the owner even wants to sell it?

I am still very green in the rental property game. I was hired as the Assistant property manager for a company that manages over 150 different properties for multiple investors. I was expecting training on what the right way to do things. However, she left abruptly and left me and the office in disarray.  I was hoping to find or make a checklist with everything I need to do and have signed by the tenants before giving them the keys and moving them in. 

I have many forms and documents from our lawyers, but not sure which to include. Anybody out there in Florida use a checklist or know what I must have the new tenants sign besides the lease?

My property manager quit yesterday because she didn't want to buckle down and get the train moving, leaving me left in the dark. I guess she just wanted to rent houses.

This gives an opportunity to get all systems in place an organized the office. Any tips would be appreciated.

I recently got a job as an assistant property manager at a small, but established property management company in St. Pete, Florida. Unfortunately there was massive turnover, because the previous management didn't care anything about organization, collecting rent, or showing up to work.

Basically, I will be responsible for establishing and maintaining functional systems. We are getting some sort of "rental property management software or system" next month, but for now we are working out of spreadsheets. 

Where should I first be focusing my energy in order to really help this company? I am thinking a list of tenants and if they have paid rent. What do you think?
