I would like to invest in either Austin or Detroit to buy and hold. I have 200K to invest.

Any recommendation on which one has the highest cash flow? Any advice? Should I focus on a condo? single family or take a loan and invest in multi family?

I am interested in investing in a condo in Manhattan or Brooklyn and have it rented using Airbnb. Is it legally possible to do it in either city? I heard it i getting more difficult in Manhattan. Not sure about Brooklyn. Any advice would be greatly appreciated!

I would like to invest either $100K or $200K in cash in real estate in 2016. My goal is to maximize cash flow on day 1. What cities would you recommend? Would it be better to invest 100% in cash of cash + loan?

My tenant said the dishwasher had a problem. The plumber came and said it was because of a clogged pipe. The tenant has been in the home for 1 year. The plumber is sending me the bill. Who should pay: the tenant or the landlord? What if I pay now, can I deduct it from the security deposit?

Good question….I will remove it for my next tenant! Can I legally remove it for the current one instead of repairing it, and lower the rent?

If a garbage disposal stopped spinning but makes a bit of noise showing the electricity is on (likely something is blockage it but unsure), who is supposed to pay for the technician to repair it: the landlord or the tenant?

There is a clause about the tenant's maintenance responsibilities that says the tenant will keep the premises clean, sanitary and in good condition. Since the hot tub heater was broken because of them not cleaning it for 2 months, should I just tell them to pay for the repair?

I repaired a heater for my tenants in April. They then didn't clean it since April until now. They tried to heat it up and it didn't work. They called the hot tub repair company and they said the heater doesn't work most likely because it was idle for so long. 

Who is supposed to pay for the heater repair: the landlord (me) or the tenant?

I bought a land at a County Tax Deed Auction 1 year ago. I am about to sell it…but I need to have Title Insurance. I got the Title Prelim document and there are several items listed such as the tax liens from the unpaid property tax of course, but also some other items such as Abstracts of Judgment. Are those cleared out after I bought the land at a tax deed auction?
