My tenant asked me to repair a hot tub. Honestly, there has been a lot of expenses in the home lately, including some emergency one, and this hot tub repairs would go beyond my budget. This is California. I am wondering if legally I have to repair a hot tub immediatly or can explain the tenants it will wait few months?

Yes he is...this is very clear on the California Civil Code. The tree is on his side, he is responsible for the roots damage going on my property.

I am in California. There is a tree on my neighbor's land that has roots coming on my land, lifting the soil and now dangerously going under my house. I got 2 quotes from arborist and asked my neighbor to send me the check payable to the cheapest quote. I informed him the tree might die and might fall when the roots are removed...and that he might just cut the tree as well. He answered that he doesn't have any money and want to cut the roots on my property himself. I am concerned. Can I let him do it? What if he doesn't do it well or injure himself? If he does it, should I have him sign some kind of waver, and that he is responsible if it is now done well and the roots damage my property? Should I accept or stick to a licensed contractor?

What if I just wait the one year after my purchase? Do I still need to do quit claim in CA?

I am selling an open land. The buyer want to appraise it for the bank before getting the loan. However, the land price is much higher than the open land value, as I am assuming it will be converted to residential. Any idea on how I can make sure it is appraised correctly (without converting it myself to residential)? Anyone else has this experience?

I bought a land at a tax deed auction in California. I bought it 8 months ago. The buyer will finance it with a loan.

The deed I received does not seem to have clouds on the Title. Do I have to do a quiet title step or use the service Tax Title Service before I can sell it? Do I have to wait 12 months to make the Title transfer clean and clear with our doing a quiet title or use TTS?

I own several rental property and I am of course taxed on the rental income as my regular revenues.

If I set-up an LLC and place all those properties under, would I have a reduced tax rate?

I would like to register to a Credit Score service to have them monitor any change on my score regularly (like a quarterly report) and send me alerts. Would that reduce my score? Any companies you recommend?
