How is your listing doing? I see you did a price reduction. Did that encourage any more showings?

Also just another point I think that clicking through 32 pics is excessive. You have a few redundant ones, like the living room.

My first impressions of your listing.

House color, can you paint it a more neutral color? Then paint  the shutters black.

I like the the picture with the tree from the side. The main picture has the tree blocking the house.

The square of grass around the tree is severe. Can you put a small border of flowers or some taller grasses to soften it up? Or even remove the square and make it smaller or oval?

There is no designated walk way to the front door. Can you put some stepping stones in the gravel from the sidewalk to the front door?

Put a bench under the window in front.

Put larger light on porch, there is one that looks like a lantern that would look nice!

Paint the steel door black to contrast with the white door.

I agree about the washer dryer. if you can move them do it.

Get a professional photographer. There is a lot of glare from the windows. you cant see the nice blinds, and there is a person reflected in mirror!

Also are there ceiling fans in any of the bedrooms? Make sure they are new and in your pictures!

Put a shower curtain in the bathroom.

Also order the  pictures like you are walking up to the house. Then go through the house room by room.

Too many photos of dried out back yard.

Can you put up a privacy screen on the chain link in the back yard?

Can you put a table with an umbrella on the patio? Or even extend the patio with brick? What is that leaning on the door in the back on the right? And that blue thing?

The listing on Zillow has a few grammatical errors (freshly paint) (kids to play) (whatever you want to do). Replace the word humongous with pool ready back yard! Put RV Parking in your listing.

Play up the school district. Is it close to shopping? Parks?

I was able to see the link before it was removed...I ran into the same issue when I posted a deal linking to HD or Lowes to share with others who might be looking for that item. It was deleted as well.

We used this type of tile as a border in the bathroom, Just cut it into strips it came out nice!

I am trying to find some good priced subway tile for a kitchen project. It is so tempting to go big and get something really snazzy like stainless steel tiles for the area behind the stove.. I wanted the arabesque stainless tiles but they are expensive. but its a rental, so I I have to adjust what I need.....Im constantly looking for deals!

@Gail K. Oh I misunderstood! I thought you would put the wall paper in place and lay the clear tile over! But then you said Mastic and you meant you just used the tile only.

Do you have an item number for them?

Check code enforcement rules in your area. They may have provisions about non working/out of registration vehicles on the street.

Are they doing any damage to the drive way like oil leaks? that is a valid reason to ask about it and to open a conversation about what their intentions are with the cars.

Yes! I just saw a show called Masters of flip! They had a house that was super gloomy and omgosh did it turn out light and bright and fun!

Can you give us numbers on the home you purchased? Is it a flip? Rehab and rent? Move in ready?

I do have to admit your tone sounds like one of the presenters!

Its interesting you have posted this comment...

"Their job is to train you but some people are not trainable."

Having attended a few of these types of seminars, (Amway any one?) they would say things like this to get into your head, and you think "Of course I'm trainable!!" and give them whatever they ask for.

I personally would like more information on your successes, because that is what the bottom line is...Is this worth my while?

Of course everyone is different, one deal might be enough for some...others want to gather more!

Ive sent 50$ cash gift card at Christmas time. Other times Ive also  "coupons" for cash off the rent as well...two 25.00 ones to use any time for the next year.

I like to show that I care and I want them to enjoy living there!
