If a commercial broker only does real estate, but their client wants to sell their business too, does the agent work with attorney to cover the sale of business aspect?

@Matthew Olszak   I think it possibly has to do with some some applicants out there that aren't net literate. The Experian system is a great concept because I used to have to fax in tenant applications to 3rd party local credit agencies and I'd run into delays etc.

An Experian helpline where they can call and verify their info with someone on the phone would probably help. I"ll checkout mysmartmove as well, thanks

I currently use Experian's site to run a prospective tenant's credit. Basically, I log into Experian and send a request to the application. Applicant receives an e-mail, logs into Experian and runs credit through them and submit to them directly a $14.95 fee, then I receive a copy of the credit report.

The problem is i'd say 50% of the tenants have trouble with Experian's system when using their site and are unable to complete the process and there's then no one to help, 

are there any alternative out there with a similar setup?

Retail Real Estate Alive and Thriving! In terms of Big Box retail, there's been shifts, but nothing catastrophic.

I think every state may be different, if CA if you're acting as a principle without representing anyone, from what I understood you don't have to disclose , correct me if i'm wrong

Contact owners directly. In terms of deals selling off market, if you have the right software you can see how many sold without being listed, in most areas i check, almost all were listed, but depends on the area.

Thanks for your responses. I guess if it's a vacant space, a local property manager or such would work, if it's occupied retail space, occupant can go in as an observer.

I see some agents doing listings across 20 different states, they refer to a "broker of record" so i guess they give a cut to someone local to that area to be able to close the deal, so they don't have to obtain a license in each of the states.

Give it a couple weeks, roofers in LA are real busy now. it happens everytime there's major rain. Landlords remember their roofs are rotted and neglected and start calling around for quotes.
