Isn't there an assignment clause that would require lessor approval before lease assignment? If so, once the tenant wants to assign their lease, the new lease amendment drafted by the lessor can adjust the base rental figures. So in this scenario, you wouldn't indicate a "different rate" from the getgo.

@Brie Schmidt Thanks for your reply, but to clarify, let me rephrase, If you are an agent, looking to buy a property for yourself as an investment. When you make an offer to another broker to buy a property, would you A. represent yourself in a transaction and pocket the commission or B. let the other broker write the offer for you and act as dual agent

Good luck and forget the Lambos, they're non producing assets that will earn you the hatred of the majority.  The "high" on landing an amazing deal on a property and capitalizing on it, is much much better. 

"I see kids riding around in Lambo's and it makes me HUNGRY($$$)"

When buying property for yourself do you use your license for the commission? or let the listing agent represent you and the seller in the deal? It seems like on competitive bidding wars on certain properties, the 2nd makes more sense.

What kind of commercial property? The thing is, there are too too many variable in commercial that would make wholesaling pretty complicated.

From what I understand, you need a broke's license to sell 8 or more notes in a given year, In California. You may want to check with the Bureu

If they want to tie up the property for such a long time, you can ask for an "option payment" so they pay you a fee for locking up the property, then if they purchase, that amount of money goes towards the purchase price.  If the seller is looking to sell, they should probably also get a Broker's valuation. Most gas stations in my area get converted into other uses, not the other way around. That area must be unique.

I'm not sure about the bragging about her new toys, but the fact that the cleaning lady plus the maintenance person is saying they're booked to capacity and the manager is stating otherwise, that should be a MAJOR red flag. Can you install security cameras? Either way, if you have doubts, I would try to employ new management and terminate the existing one asap.

Checkout the Notice of Defaults, if you look back to 2007, you'll see a massive amounts of NOD's and foreclosures piling day after day, that should provide some insight.
