If a commercial property is sold at auction, and the business occupying the premises is the property owner, whats best way to approach them? I wouldn't want them as a tenant, but not sure if they'll easily vacate with a cash for keys deal. any suggestions?

Is there a way to see a history of businesses that have been present at an address? Maybe through a yellow pages archive, etc?

I appreciate everyone's responses. I just feel more motivated to show up at the auction with cashiers check in hand if the lender is a major bank that submits it's opening bid days in advance.. But i guess holding out till last second could be a different strategy for the bank?

Do properties with set opening bids by the banks, have a much larger chance of it going to trustee auction at the specified date?

Thanks everyone for your responses.

The place used to be a Paint retail store for years. Been vacant for a while now. I'm not using a commercial broker. I'm leasing it out myself. Putup banners, listed on loopnet and all the other sites, now getting ready to do a mass mail in our county to all the related businesses that would be a potential tenant.

What type of Tenants should I target for a 7500 SF Street retail location, which has 14 parking spots. I was thinking auto parts, dollar stores, pharmacies...any other suggestions?
