SBA loan for commercial real estate purchase

Hi there! This is my first post on the site. I am looking into getting an SBA loan to purchase a commercial property to run my hair salon out of. Ideally I would like to find a duplex or triplex so that I can maximize my investment and have a good retirement plan (landlording vs doing hair!) eventually. My business has strong monthly cash flow and my husband and I live modestly, with no personal debt (besides revolving business expenses which are paid off every month) I am meeting with lenders in the next few weeks. Any advice from people who have obtained an SBA loan? I am aware that my business must occupy at least 51% of the building to qualify for SBA, but for that requirement continue for the full term of the loan? Any advice / guidance would be welcomed as I am very new to real estate investing!
