I noticed some brokers are listing properties for sale or lease that are 5 or 6 hours away from them, or even in other states. What happens when a prospect wants a showing?

Is there a list of each city's zoning map and code in CA? Some city's have GIS maps, others don't, it would be good if there was 1 total map out there, where i can click on a property and get that info.

For salesperson license, most use online programs like Allied and many others. You learn the basics which are important, but you don't learn how to invest.

Hi, for training, contact different brokerages and see if a new agent in their brokerage would be a fit. Most will not spend time or spend money on training a new agent without experience, but call around and see what they offer.  You should train yourself, look into CCIM designation etc.

CBRE, Marcus Millichap, many brokerages out there, what kind of commercial are you looking to do? Multifam, retail, office, industrial, it's very specialized.

 Only D - C kinda caught my attention off the bat, have you verified those transactions are arms-length deals?

$400 for each unit is great for sub-metering, but then you have to collect the data most likely manually. There's even companies that will perform this for you for a fee.  Having the city install separate meters will cost many times more than that.

I've been using Experian connect for checking tenant credit, but it seems many people have trouble using this system. anything better, more simple out there?

With Experian connect, basically, an email is sent to the prospective tenant, they go to the experian site, run their credit, then I receive a copy.
