Simeon,

Congratulations! You have positive cash flow, and have done it. With a young family, no easy task. However you have been able to see your way into your first rental. Way to go! Good luck in the future!

Nils, Congratulations! You have a bright future ahead of you! Plenty of good points in all the comments. I have never been to Minneapolis or Raleigh. However Salt Lake City and the greater area is booming! From northern Ogden to Provo in the south. The SLC airport is a project that speaks volumes for the entire area and the state.  If you enjoy the outdoors? Very hard to beat the many choices you have. Where ever you go? You are off to a great start and I wish you well!

Hi Keleisha,

I live in WA state and invest in Salt Lake City, UT.  There are many SO SO many tips of advice on this web site.  A couple of things I find many over look.  It makes investing easier if you enjoy visiting the location of choice.  Be it family, friends or activities in the same location, it can make trips much more enjoyable. In addition to the very simple routine, read the local paper of the area. Keeps you up on what the head lines are for that area. New employers moving in? Growth of new sub divisions, zoning changes, new school going in,  crime rates, and just keeping a finger on the pulse of the daily rountine. Just a few minutes daily, can keep you very well informed. No doubt many others will jump in here shortly. Best of luck to you!

Ryan,

A very simple tool, that is over looked. Read the local news paper!  It will educate you on so many issues and the over lay  of the area.  I make it a daily routine to read the local paper, it has paid off very well.

Best of luck!
