I have four rental homes done with a credit union.  As John stated be ready for 25% down. Friendly and will answer all your questions. Don't expect your own web site and 24/ 7 service. It is more like a daily phone call and a additional request for paper work or documentation.  Not the fastest in the world, however I did receive the loans, and that is what it is all about! Another lending tool in the box to go to!

Hi Chase,  one thing for sure, do your self a favor and read a daily newspaper from SLC everyday.  I am a out of state owner, and I can tell you the best ten or twenty minutes I spend every day reading what is going on, priceless!  You will get to know neighborhoods, politics and what is up and coming. All great information for some one from out of the area. SLC and Utah have a lot going for them.

Hi Taylor, plenty of good advice and points! I live in the greater Seattle area and own homes in Salt Lake City.  No, I can not be there for a quick fix problem, nor do I want to be.  I work as a sea going captain, and spend months at sea. You do have to be more organized. This hinges on a trust worthy management company.  And people you can trust. I was very worried myself, and had a hard time seeing the venture work out. It has! I am at seven rentals, and looking for number eight. Do your home work, and consider a place where you do like to spend time, for what ever reason. Good luck!

Hi Porter,

Sugarhouse for the most part are small older homes. Not much appeal for a growing family.   I would suggest Westvalley.  Very family friendly and much more opportunity for a live in flip for the future.  You can find a good "Chevy" of a home with three to four bedrooms, and not pay the price of Sugarhouse.  Good luck ! It is a growing state and city !

It drives my wife crazy, how ever I just cant let go. I have a 1989 toyota truck, that I bought brand new! Still going strong and have never had a car payment. I am working on SFR number 8 and have no need to change! Ride on !

Hi Neil,  Just reading over the other states and cities.  Closer to home for you, would be Salt Lake City, UT.  West Valley City and other areas have a lot to offer.  Great place to do business if you like out door activities?  If you are interested ? If you like SLC and UT?  There are plenty of good options on the owning side.  You have all the small homes  on the East side of town and plenty of duplexs to chose from.  Any questions about the economic health of SLC & UT, check  out Forbes and the recent article they did.  Sounds very good for quality of life and long term growth.

Hi Ruben,

I am a out of state owner of several SFR in the Salt Lake / West Valley area. There are plenty of good solid "chevies" solid SFR in the area. These make good positive cash flow and are gaining in value. Good luck on your future investments!
