Chris & Jay, thank you for sharing! I always try to read what both of you write. And this topic is a great example of why.  I work in the petroleum field as a sea going captain, and have my own worries. How ever, I share my tenants concerns about paying the rent and getting through this. I appreciate you both taking the time to point out what years of experience have taught you!

Lauren, the state and cities have SO many things going for it!  There are some very smart people that know much more than I do on economics, and  figured out direct flights from SLC to europe were a good idea. Look at the airport expansion.  The quiality of life, from Ogden to Provo are getting the attention in many areas. You have an educated population pool, that silcon slope is happy to tap into. Projected growth for the state and region have some down sides, however what a great problem to have! Real estate is a big part of that. Even if home prices are on the rise. We all know there are opportunities in all markets.

Derek, remember. What a good problem to have! You have multiple rentals, and looking to add another! Congratulations!  Do not take no for an answer.  Keep net working, and applying with other lenders.  There is one that will work with you. You just have to find them. They are out there. They all have a little different spin on requirements, and you need to find the one that works for you! Best of luck!

Ralphie, what a good problem to have!  The tax breaks could be in the future. There are more then one way to get tax breaks. The depreciation could  kick in at the time of sale. Maybe when your retired and have less income to declare?  Dig into this more, and get educated on the different angles of tax savings.

Chris, my day job, is working eight months a year as a sea going captain. No, not your average office job, like yourself, I have found a way to make it work!

Some suggestions, what ever area you have a interest in? “You mentioned Wisconsin”. It is a lot easier, if it is a place you want to visit! Maybe family or friends, outdoor activities, any personal interest. I enjoy all my trips to Salt Lake City, especially when I can trout fish in Idaho on the way home! Read the daily news paper for the local area. I find this is a common oversight, and so easy to do. There is a wealth of information, that just helps you keep a tab on current events. And of course as others have suggested, network.  Others are in your position, some of them are willing to share. Reach out, and try to offer something in return-anything.  Most of all. Take action, dont sit on the side line.  If I can do it with months at sea, anyone can! Best of luck!

Eric,

Both are great places. However the size and additional choices are huge in SLC.  Try reading the SLC Tribune to get a look at what the area is doing. Nothing short of a all time boom. New high rises downtown, expanded airport with non stop flights to Europe and the up and coming Silicon Slope.  Good problem to have! Best of luck!

Mathew, Patricia is spot on! All relationships come to an end. Some sooner then others.  I was very fortunate. Once the PM company was loosing its touch, an agent started a new company. I was already in the search mode, it just made the decision easier. Take the plunge.

Looking at your break down. My question would be is the interest rate of 4% correct? If so, you may be qualified as a first time buyer? If so, looks like you on a great start! Hope it works out for you!
