Mel, plenty of good information from all. One simple thing that I find is often overlooked. Read the local paper of the area you are interested in. A simple task that is filled will ground level facts.  Many topics of concern will be covered on a daily basis.  And you get to know the layout of the area.

Under no circumstances take no for an answer! 

You have to keep looking for other lenders, and how they view your finances. The little, tiny difference can be enough to give you the OK. You mentioned (our w2 income) so there are two of you? Are the porperties in both names? Or just one? Are both of you applying for a loan? Or just one? Besides national banks. Credit Unions and small local banks can be a great source of funding. I am currently knocking on loan #12, and it has been a on going challenge to take SO SO many no's with the one golden YES!

Don't give up!

Matt,

I also had a late start. As a vessel captain I knew NOTHING of being a propety owner. Let alone out of state! It is never too late! Make some New Years resolutions. Big ones and little ones. OK you are not a youngster. So write them down, and review, daily, weekly and monthly. They will take you as far as you wish to go!

 You are in a great area for investing, take advantage of it! Provo to Ogden. Go for it!

Nate, I am in SFRs, and  have been able to get up to eleven homes. I am very happy with the entire big picture. Like yourself I enjoy visiting SLC and the area.  The overall quality of life is what I think is the biggest draw.  My day job is 8 to 10 months a year as a sea going captain, so a property manager is a must. Regardless, it works for me.  At the moment, I believe, like others that "Silicon Slope" is getting traction and a lot of good attention. It is a very positive picture!

Congratulations! You have discovered a great market. You are correct on your bullet points.  Add to that the SLC airport expansion, and non stop flights to Europe.  To me, that is a big vote of confidence in the area. From companies that spend alot of money on demographics.

Becca is also correct in the market conditions having tightend up. However there are still great deals to be had, that rent well.

If your headed to SLC? Make sure and check it out. It sounds like you enjoy the outdoors. Hard to beat SLC and the state of Utah.  The airport is undergoing a major expansion, and companies that spend alot of money on research, have started internatinal flights.  The term "Silcome Slope" is getting attention, along with many high tech firms moving into the state. This is both for the talent pool, and quality of lifel

I was all in, until the attach personal residence. Documentation, inspections it all is fine, and acceptable.  However the personal residence attachement is too high of stakes for me. Best of luck! Please keep us posted on how it works out?
