Tanner, Danielle is correct! What makes sense for you? It is a lot easier to visit and or tour a city if you have interest there. Family, civics or any other reason.  I am into SLC, because, I love to trout fish in Idaho. Makes it a lot easier to plan a trip, with a side goal!

Check out the SLC airport, and the growth. These are folks that spend a lot of time and money to study demographics.  There is a reason why, KLM is now doing direct flights to Amsterdam and Delta is direct to Paris. It speaks volumes on what they see on the horizon! House hacking is a great way to get going, it just depends on what you like to do on your down time?

Linda is correct! No warm & fuzzy!  I have a homeless family member, has been for over twenty years. Im not proud of it, and every family member has attempted to help, no luck.   They have to want it.  There was a time when rooming houses were available for those in need. Single rooms with a bathroom down the hall.  For the most part they have disappeared. They are what is desperately needed.  With the oversight to have tenants act like they want to live there. 

Amanda, Joe is correct. Tip of the iceberg! Almost everyday there is a thread on Californian land lords fleeing to land lord friendly states. This is close to my heart, as well as your bigger cause. I own SFR homes and have a homeless family member. After thirty years, my mom still tears up over the issue. My cousin, has chosen a life of being homeless. With many family members and professionals attempting to get him off the street. Cant do it.

Im old enough to remember boarding or rooming houses. You know, maybe a dozen single bedroom, with a hot plate and one toilet down the hall. Turns out this business model is exactly what the lower income folks need. Once tenant rights were implemented, the land lord could not police them. Then they became a targets for not being humane to the tenants, and have for the most part, become a distant memory.  I have read of new similar start up model, where four bed rooms surround a commons kitchen area. Unfortunately, it is for much better off, in high rent areas.  

As stated above, and no secret, screen, screen and screen.  I personally take pride in offering good, safe homes for reasonable price.

Benjamin, even in the same town, city or neighborhood, each SFH is different. Lay out of the home, shrubs, trees and amount of lawn. Like wise, each tenant is different. We have a yard clause/inspection in the lease, every quarter. If they want to take care of all yard care? Great! If not, like stated above, work it into the contract. Both you and the tenant will be happy!
