I've noticed there isn't a REIA Chapter in Ocean/Monmouth County.
Are there any local meetups....WITHOUT having to drive 1.5 hours to get there one way??

I'd like to know that, too. I've been out of the loop for a while. I used my GC for demo for this round, but I would really like to find someone else who can do that. I'm in Ocean County.

@Yavuz Bayram I use Comfort Zone but they are in Ocean County. Great guys. The first bid they gave me, I nearly fell off my rocker. But the guys there didn't give up. Kept coming back to me with various solutions until they found one that fit my budget.
You obviously met each contractor. The one that you were most comfortable with, show him the lower estimates. See if there was something the other guy missed. Ask him for several solutions if the price is too high.

So this is why I got out of being a landlord. Tenants who think you owe it to them to let them live there. It's like they are doing you a favor or something.
Best thing to do is file the notice. No exceptions. Tenants give you a sob story and want you to feel bad and want you to give them a chance....and it's the same over and over. Then I realized, it's not up to me to give them a chance. The reality is when you go to landlord court, if they show up, the judge WILL give them a chance. If not, it's bye-bye. And you can be guilt free because you followed the rules.
Of course, try to collect back rent that's been awarded to you. That's another story.
I know in Ocean County, landlord eviction forms are available, I can't remember if I downloaded or went to the Toms River courthouse direct, but you can do it yourself if pockets are tight and you can't afford an attorney to do it.
The forms are relatively easy to fill out. Follow the instructions to serve the papers.

Oooofff, had a similar issue where the title company missed an issue regarding a property lot that I purchased as part of a multi lot home purchase. I did not have clean title, and I didn't know until I had the home resold and the potential buyer's title company caught it. Basically all someone had to do was get the other party to sign a quit claim deal to fix the error, But wow, the title company hem and hawed, and pointed fingers, and then more finger pointing between lawyers, and more delays.....in the end, I had to pay my attorney to do the legwork and get the thing filed. In the meantime, the buyer cancelled the deal.
Was it worth suing the title company for what I had to pay? Was it worth suing them for the loss I took? My heart said yeah, it's their fault. My wallet, not so much.
So, if you can remedy the situation, do it. Then cross them off your list of professionals.

I think once you make contact with the realtor, the owner has to sell it through the realtor. At least, that's how it works in NJ. Think about it, the realtor negotiated the potential deal with you. Why would you go behind her back and cut her out?

I think in the "small print" that even if you "win" the property, it is still subject to owner approval. Sometimes, auction.com properties are also MLS listed. It is entirely possible your offer was submitted at the same time an offer came in via an agent. The bank may have taken the agent's offer and closed, while your offer sat in limbo. They say it's a different way to purchase properties, it's also a different way of getting screwed.
