That's a really loaded question!!

For example, to open the wall, you'd have to determine if it's load bearing. Then, you would have to install a microlam, and probably get a structural engineer to determine what size and to sign off on the permit.

I simply fear when someone throws out a number without knowing the project. And who knows what is behind that wall you want to take down. Could be any kind of plumbing or electrical...all having to be rerouted.

Just too many factors involved to give a number off the fly. That's just my opinion.

Alyssa,

What is holding you back from GC'ing the job yourself? While it might take a little longer to find subs, once you get a whole crew together, you can do it yourself. GC's want to make as much as possible, and I have found many of them are NOT on site to oversee work THEY sub out, and some don't even come back to check on that sub's work. It's nuts.

Maybe I'm a micromanager, but really, in my opinion, if you want a job done right, do it yourself. Safe the headaches, and pocket the money.

You can get TONS of information from reading :

The Book on Flipping Houses: How to Buy, Rehab, and Resell Residential Properties

The Book on Flipping Houses: How to Buy, Rehab, and Resell Residential Properties

The book was really great in devising a plan to scheduling your subs.

For HUGE rehabs, try:

good luck!!

I agree with @Fred Shatzoff , @Tyler Holzer. While the book is good for guiding you through that process (I've read it), your best bet is to obtain estimates from a MINIMUM of THREE GC's, especially in this area. If you are brave enough to GC it yourself, then a MINIMUM of THREE plumbers, THREE electricians, THREE....well, you get the idea. Ask them for a breakdown, too, if you can. For example, what do they charge to replace an outlet, what do they charge to replace a faucet, etc....THEN, you will have a better idea of what it run you for the next one.

@Marsha F.

Do you live close enough to the area you are interested in? Are you going to buy and rent out, or flip?

Crickets, lol. That's good!!

I go everywhere looking for deals, not necessarily wholesalers. My best presenters are licensed agents.

@Marsha F.

Good luck Marsha. I wish you well. Stay dedicated and focused. It takes time and effort to learn all the in's and out's. Just go right down there and simply ask for help.

I'll tell you a quick story......

When I needed to file a lawsuit, I did all the research, online, at the courthouse, etc...
After filing the paperwork and representing myself, the attorney for the other party demanded to know who was the attorney that I was working with, because, "there is no way you prepared this without help." He was shocked when I told him the information is out there, and that it wasn't hard to do. In retrospect, I probably insulted him indirectly when I said that, but the point I am making is, with enough determination and effort, you can learn anything.
